Terms of Service

1. Introduction
These Terms of Service govern access to and use of Stanovnik, a digital real estate marketplace and software platform for property listings, professional profiles, projects, dashboards, paid publishing, and promotional visibility tools.
By accessing or using Stanovnik, creating an account, publishing a listing, submitting a professional profile, purchasing a subscription, or buying a boost, you agree to these Terms. If you do not agree, you must not use the platform.
2. Platform role
Stanovnik provides technology for publishing, organizing, discovering, and promoting real estate information. Stanovnik is not a real estate broker, agency, agent, developer, seller, landlord, buyer, tenant, escrow provider, notary, financial institution, or legal adviser.
Transactions, viewings, negotiations, deposits, contracts, ownership transfers, rentals, warranties, inspections, taxes, and legal obligations are handled directly between users and any professionals they choose to involve.
3. Eligibility and accounts
You must be at least 18 years old and legally capable of entering into agreements to use Stanovnik. You are responsible for keeping your login credentials secure and for all activity under your account.
You must provide accurate account, contact, company, profile, payment, and listing information. We may request verification or documentation where needed for security, compliance, fraud prevention, profile approval, or listing quality.
4. Listings and professional content
Users are solely responsible for the accuracy, legality, completeness, pricing, availability, media, descriptions, contact details, location details, and authorizations connected to their listings, projects, profiles, and uploaded content.
Listings must be placed in the correct category and transaction type, must describe the actual property or service being offered, and must not be duplicated, misleading, artificially inflated, or used primarily to redirect users away from Stanovnik.
- One property or project unit should not be repeatedly posted as multiple identical or near-identical listings.
- Vehicle, general marketplace, unrelated commercial, auction, gambling, adult, illegal, or non-real-estate offers are not permitted unless Stanovnik explicitly supports that category.
- Links are allowed only when they help explain the listed property, project, professional profile, or service and do not primarily advertise a competing listing platform.
5. Prohibited content and activity
You must not publish or transmit content that is illegal, fraudulent, deceptive, threatening, hateful, discriminatory, defamatory, pornographic, exploitative, unsafe, spammy, or harmful to third parties or the platform.
- Do not publish personal data, photos, addresses, phone numbers, documents, or private information about another person without proper authorization.
- Do not impersonate another person, agency, developer, owner, landlord, company, or public institution.
- Do not upload stolen, copied, pirated, trademark-infringing, copyrighted, or unauthorized photos, videos, plans, logos, text, music, files, or brand material.
- Do not scrape, copy, resell, mass-download, reverse engineer, overload, interfere with, or bypass security features of the platform.
- Do not use Stanovnik for scams, phishing, pyramid schemes, hidden-fee services, unauthorized financial offers, fake leads, automated spam, or manipulation of views, rankings, reviews, or promotional tools.
6. User content license
You keep ownership of content you submit. By publishing content on Stanovnik, you grant Stanovnik a non-exclusive, worldwide, royalty-free license to host, store, reproduce, resize, format, translate, display, distribute, promote, and technically process that content for operating, improving, securing, and marketing the platform and the listings or profiles you publish.
You confirm that you own or have permission to use all submitted text, photos, videos, floor plans, logos, trademarks, and other materials. If recognizable persons appear in content, you are responsible for having the required consent.
7. Paid services, Paddle, and taxes
Stanovnik may offer subscriptions, paid listing publishes, and optional promotional boosts. Prices, included usage, availability, billing periods, currencies, taxes, and features may change, but paid changes will be presented before checkout where required.
Checkout and payment processing are handled by Paddle.com as Merchant of Record for software and digital purchases. Paddle may collect payment details, process taxes, issue invoices, handle chargebacks, run fraud checks, and process approved refunds. Stanovnik does not store full card numbers.
8. Boosts and promotional visibility
Boosts are digital promotional tools that can improve presentation, badges, styling, or placement for selected durations. Boosts do not guarantee a sale, rental, lead, viewing, ranking position, inquiry volume, or business outcome.
We may adjust ranking, moderation, display, or safety systems to protect platform quality. If a boosted listing violates these Terms, we may remove or limit it without extending the boost period.
9. Moderation, suspension, and removal
We may review, reject, edit, hide, remove, demote, suspend, or terminate listings, profiles, accounts, subscriptions, or access when we believe content or behavior violates these Terms, applicable law, third-party rights, safety standards, payment rules, or platform integrity.
We may preserve records where needed for security, legal, tax, fraud-prevention, audit, dispute, or compliance purposes.
10. Third-party services
Stanovnik may integrate services such as Firebase/Google Cloud, Google Sign-In, Google Maps, Paddle, analytics, email, storage, social links, and communication tools. Your use of third-party services may also be governed by their own terms and privacy notices.
We are not responsible for external websites, apps, messages, map providers, social networks, payment processors, or communication platforms outside our control.
11. Liability and disclaimers
Stanovnik is provided on an as-is and as-available basis. We work to keep the platform useful and secure, but we do not guarantee uninterrupted access, error-free operation, complete accuracy of user content, or any real estate transaction outcome.
To the maximum extent permitted by law, Stanovnik is not liable for user-to-user disputes, property defects, failed transactions, inaccurate listings, lost opportunities, indirect damages, lost profits, third-party services, or unauthorized user conduct.
12. Changes to these Terms
We may update these Terms when the platform, legal requirements, payment flows, safety practices, or business model changes. The updated version becomes effective when published, unless a different effective date is stated.
13. Governing law
These Terms are governed by the laws of the Republic of North Macedonia, unless mandatory consumer or data protection rules provide otherwise.
